When exterior paint peels, cracks, or blisters two years into what was supposed to be a ten-year finish, the paint almost never turns out to be the culprit. In nearly every case we're called to look at, the failure traces back to what was — or wasn't — done in the days before a brush ever touched the house.
Virginia is a hard climate for exterior coatings. Humid summers, freeze-thaw cycles through winter, and long stretches of direct sun all work on a finish at once. Moisture that gets behind paint expands when it freezes and pushes the coating right off the siding. That's why sealing gaps isn't optional here.
Proper prep starts with washing. Siding accumulates dirt, chalking from old oxidized paint, pollen, and often mildew on the shaded north side. New paint applied over any of that is bonding to the contamination, not to the house. Then comes scraping: every bit of loose or peeling paint has to come off, and the hard edges left behind get sanded so they don't telegraph through the finish coat.
Caulking is where corners get cut most often, because it's slow and nobody sees it once the job is done. Gaps around window and door trim, at siding joints, and where dissimilar materials meet all need to be sealed with a quality exterior caulk. Skip it and you've built a direct path for water to get behind your brand-new paint.
Primer isn't a formality either. Bare wood, patched areas, and any spot where you scraped down to raw material needs spot-priming before the topcoat. Priming bare wood also stops tannin bleed — the reddish-brown staining that pushes through white paint on cedar and redwood months later.
Timing matters too. Painting in direct afternoon sun on a hot Virginia day makes the coating skin over before it can properly level and bond. We work with the weather and the sun's position on the house rather than against them.
